    That's pretty funny.

The truth is I can almost gurantee you that the whole thing was staged. There is no way in hell that a truck load of shirtless rednecks is going to show up and throw rocks at total strangers, especially with a film crew recording the whole thing. They would all have been jailed within a few minutes.

And I know LOTS of people who are not Republican or Bible thumpers, and whole heartedly agree that NASCAR (and the WWF) suck. That stereotype of the Southern redneck is just that - a stereotype.

I had breakfast this morning at a local resturant - and counted tags for more than 13 States in the parking lot. The crowds are here for Mardi Gras, and the Northerners are here for the winter. It must not be too bad.

Alabama may have it's backwards people, but the State as a whole is pretty impressive. I have a 2 condos here - http://www.bamabayou.com/. You can have a deal on one of them if you want it. They start at around $500,000.00.

We could be neighbors Pimp. You could work in the local area installing heat and air systems. The labor shortage here makes for a very good job market. Lots of money in ventilation these days. Then we could hang out on the weekends and take turns dunking Nursey in the hot tub.

    Let me know.

Housing costs are something I'm interested in as eventually I am going to have to buy a place and I'm also interested in putting alot of the money I will make into real estate. Did you buy those properties as an investment? How much did they cost when you bought them in what year? I know housing prices were increasing by more than 10% per year for a while. I think the market has started to soften but it seems like it would be pricing out alot of people. I guess I will probably be making about 200,000 a year if I can actually live past a residency. Even with making that it seems like alot of money for a house. 1 million in realestate is not to shabby.

Lets be clear that I do not own them outright. Bama Bayou is not finished yet. You could buy one for 10% down, and the rest due at closing a year ago. All units are sold now, but it might be two years before anything is finished.

I bought another condo almost three years ago that is just now ready to close. I bought it for $220,000.00 (again -10% down with a bank letter of credit.) After all the hurricanes in '04 and '05, the cost of insurance has skyrocketed. There is now a condo glut. I will do good to just break even if I sell it now. I will have to close on it, hold it a few years, and then it will be worth much more. i hope to keep it rented until the market rebounds. I would probably unload it today for a loss if I had an offer.

As far as real estate investing - I have four houses for sale right now. I bought them pre-Katrina, and I should do OK on them. I plan on taking some of the profit and trying to pay cah for something instead of just financing everything. These houses have appreciated almost 40% in two years. This year they may go down %5, as the market adjusts.

If you get some money, you cannot lose on housing. Condo's are like the stock market. You have to be able to hang on through the down times. Houses are not like that. Buy a good brick home in a nice area, fix it up a little, and you can usually make a profit on a sale. Thye trick is to leave the realtors out of it. Buy a "for sale buy owner" and sell it the same way. Each time you cut %5 out of the deal.

Forget this crap you see on TV with these huge renovations. Just buy a normal home that a working family can afford, and flip it for a modest profit. Do that on a regular basis, and you can make some coins. I have been renting out the houses I had, with mixed results. Two have been great - and two have not. One of the big hassles that I didn't see comng was the lack of rain last year. (No hurricanes = no rain). The pine trees dried out, and alot of them died from pine beetles. I had to spend about $5,000 getting pine trees cut, which sucked down my profit. That is why I plan to just buy and sell quickly in the future.

If you are serious about doing some investing, do it in your own home town where you know the area and the market. We got a lot of people from outside our area investing here after Katrina, and they drove the prices up artificially. They lose, I gain. Same fort where you live. You know the area.

Keep taking whatever meds they have you on. I like the new, rational you.

PS -I hope you do make 200K a year after residency. Anybody that actually survives medical school and residency deserves to earn a decent living. By the time you get your student loans paid off in 2037, you should have money to invest.

That video was funny. It may have been staged, but people like that (and much worse) aren't too hard to find. I think the leprechaun video (http://www.youtube.com/watch?v=nda_OSWeyn8) is much more indicative of the Alabama culture.

    Thanks! ???

So, you're a manipulative faker with a chip in your shoulder about men. You think it necessary to employ super-cheesy sexual manipulation techniques with "every man" in order to 'have your way'. Despite your innocuous, affable front you are actually a shrewd, calculating shark who says what you think people want to hear instead of what you actually think if there's something in it for you.
    That's very 'lap-dancer's liberation' of you. ;)

Thankyou, thankyou. But i have to say, although there are countless other examples of it scattered throughout the forum for you to peruse in your spare time in childlike wonderment and awe, it would be somewhat unscrupulous and dishonest of me to accept this instance as indicative of my brilliance. Afterall, you more or less came right out and told me it all.

By the way, I like super-cheesy sexual manipulation techniques.

I don't think the females you share your 'condo' with can really be considered 'women'.
