3 bedrooms 1 bath Brick home with lake view. Were going to take the siding out from under the windows and put bigger windows in. Add a fence and that's pretty much it. When we get moved in I will post some inside pics.

Cute house. I'm thinking it was built in the late 50's. It probably used to have those big metal crank-out windows.
Let's say there were 10 windows and you get an appraisal from some window company to replace the appraised cost is 10k 1k per window. But you find you can get some at lowes for 200.00 each. Does not necessarily fit but works. There you go actually more efficient and energy saving also. For a mere 2k instead. Congrats Grim nice to have a house in the country and with a view of the lake at that price.

Hell Grim at that rate you can buy them for 100.00 or so and install them for a living. "Grim's Window Replacement" Offer a 100 year warranty on the windows. That will beat the other companies warranty. (they just change the name of the company every 10 years so they do not have to actually cover their promised warranty). If that front is facing south then the South end room of that house will be hot. First thing I would do is put some shade trees in the front to shade the house From the Southern Sun.
I understand that people cheap out and do crappy stupid things to their houses, I just don't *get* it. It's the difference between doing things the easy way and doing things the right way. Every time I've seen people go the cheap crappy route it's reduced their equity compared to doing it the right way. For instance, in most cases windows can be rebuilt for less than the cost of buying cheap crappy replacements. I will admit that when we built our addition I had them put in vinyl windows. I only had a day to decide, and they were about 1/4 the price of wood windows. I still rue that foolish decision.
I understand but some people just need to do something with minimal cost like for instance the house had the old aluminum crank out windows. (trendy for 1968) and the new buyer has a VA loan and the inspector says the windows fail inspection. The owner throws some cheapies in. And sell the house. Me I would have simply covered the siding part with shrubs. If I wanted minimal investment. That is unless I could get custom sized windows for cheaper than Shrubs as may be the case for Grim. Or if I was looking at the home as more of my own property. Also where your at it may not be a big deal but where its hot the vinyl windows are popular because they are well insulated against the heat.

i think he wants to own it more than resell it. but like someone else said if you do it the right way its one less thing you have to worry about down the road
Enclose the carport for a den or bedroom. A carport doesn't count in the square foot price. You could add thousands to the value.
