For that price you could add a bath and move some walls. I like the deck but might be afraid to stand on it. I like a house with lots of woods and shade. But in your area I’d bet 100 bucks it has an infestation of Brown Recluse spiders. That house is in the perfect environment for it. They are more hype than scary though only like one in ten bites are aggravating and it’s likely that unless you know how to look for them you will not even know you have them. It’s why they call them a recluse. Get about 20 sticky traps and place them all over the house in every dark hidden corner you can find leave them a week then come back. If the owner knows your doing it mark them secretly in case they are replaced. Something inconspicious like an eyelash at a specific spot you know about. But it would be better that the owner does not know your doing it.
Yeah, let us all know your new possible address. Not a bad price at all for a 16 year old house. Looks pretty cute. Is it being sold "As Is"? If it isn't and you really want it, you should get it inspected. Some loans require it anyway. I bought a foreclosure (sold 'as is'), so I didn't get it inspected it because I was buying it no matter what and I didn't want to fork out two hundred bucks. The shitty thing about inspections is if you get one and the house has major issues and the seller isn't willing to fix them or work with you on the price or whatnot then you are out the cost of the inspection and you don't get the house. I have seen it happen. Get a termite inspection. A lot of places do them for free, so you won't be out anything. Good luck!

Every damn spider is a brown recluse at my parents place on the river. I caught and killed 10 just walking in there a couple of weeks ago. Seems like they were mostly in the bathroom and around the kitchent sink. Nobody goes there but me and I only go at the most maybe 3-4 times a year. Not to mention the ticks and chiggers which I have been able to cut down on by cutting the grass before it gets 3 feet high.
Yeah those pics must have been taking awhile ago. The place didn't look like it had been lived in years. A bunch of windows broken out and shit. Maybe another 20k just to make the place livable. But the Deck was in great shape.
If they are asking 72,500 offer 67,000 and they replace windows/carpet check for mold. Any real good(illegal) bug spray can make a brown recluse toss it's own salad. We bought a house last may, been remodeling it pretty much since. Got it for 51. 1500sqft 1.5 baths. Hardwoods throughout. Nice house but old. Floor joist are 2x10 rough cut flawless. Of course except for the spiders. The crawl space is about 6ft + on one end. and about 12" on the other. Just had it appraised at 108, and we havent finished it yet. The appraiser said 138 once its done. So we are wrapping it up and going to rent it out....LOL. House looks good though. I would cut back some of those pines and plant some other type of trees.
That does look like a pretty big spider Nauseous if that was a 2x4 it was next to. Yeah I call those wolf spiders also. But that one does not look like the typical one I'm used to. As for Brown recluse spiders I had a bad infestation in a house I lived in and that makes me some what of an authority. Brown recluse spiders are clumsy little peons in the spider world really. And I honestly believe that ANY house near the woods like Dan pointed out and Grim prospect have then especially if they are in the mid south. They are a social species and where there is one there are several others. The poison you have to use is a residual. They can hold their breath and wait you out for a week if need be. I put one in a little glass pimento jar. And set it out in the backyard table in the hot summer sun for a few weeks and actually found it to still be alive. If you try to buy a sufficient residual poison the stuff that they will sell an unlicensed “regular joe” on the street on most states is really really week. And on top of being week they put so much stink smell in it to prevent you from over using it you will hardly be able to live with the smell. A lot of people misidentify the Brown Recluse spider it is one of the most common misidentified spiders. Ask a local chemical supply store. If the news ever does a story on them people flock in to buy poison all swearing that they saw one. Use the sticky traps and look on line for a photo quality picture. There really is no reason to misidentify them especially the unmistakable violin pattern. Once while sleeping one actually fell on my face I felt it crawl and went into the bathroom and turned on the tight it ran for cover behind my ear. I shook it off and it landed in the sink. After that I inspected the bedroom top to bottom. There was a crappy ass web (they are terrible web makers you really would not even call it a web) but there was a decorative wrought iron candle holder art piece above the headboard and you could see where one had made a nest behind it. We took out our clothes from my chest and my wife’s dresser and found one each. She had one the size of a quarter inside a sweater. Talk to Pest companies and they are happy to “Treat “ for brown recluse spiders. For a typical seemingly reasonable fee. Then if you care to notice it is simply a treatment with no guarantees. To warranty removal of brown recluse spiders they have to drill into the walls and inject poison and completely go through your attic and crawl space leaving no area untreated with a residual poison that will last a long long time. And it will cost a bundle. That being said hell I would not let it bother me that looks like a pretty good fixer upper although I have issue with the 1.5v bath thing.

My wifes uncle has his 'applicators license' and can get the 'good stuff' so to speak. I sprayed almost a year ago, and I am just now seeing ants around the outside of the house again...... and you cant apply it with animals and small children around....
Sounds like you got a hookup. You know the right oil based chemicals mixed with Vaseline and strategically placed on a door handle can take care of all sorts of pests.
I drowned about 3 of them and looked at them real close definitely recluses. The place perfect for them as noone is ever there and they have had decades of nobody being there except the last 2 or 3 years when it was rewired and refurbished.
I like the house, Grim. I like that bar in the great room and the deck looks pretty cool. It isn't so far out in the woods that you can't get broadband is it? That might hamper the Xbox 360 action. One must consider these things.
