Found a house

    A cute lil cheap ass house that I can pay cash for and have no mortgage...

    But of course it has a few issues. I think it may have been flooded at one time. However the walls down at the bottom are fine, no bubbles/cracks/mold/mildew. but the floors and garage look like they sat in water for a little while. But there is no smell except for the garage... but almost everyone I know has the same smell in a garage. Upstairs is fine - other then a few style issues like fixtures and bathroom flooring.

    The tittles show up a before the pics... I was lazy and did not feel like fixing it

    So what do you think... slap some new flooring in it and it will fine. does it look like major water damage to you?

    Back either Katrina or the one before it... my old house almost flooded. I was out in the rain digging trenches, so it all went in the neighbors back yard.

    This house is a REALLY good deal. I have seen while searching on line, nasty rusted 1970s trailers on half acres that cost more. I have someone to check it soon... but I am soooo excited about it... I am sure he will came back and tell me - oh it needs all new wires and crap.

    looks really good for the price. If you're going to mortgage it, the bank will make you get a professional appraisal to know what they're lending their money on anyway. That should tell you everything that is wrong. Good luck.

    I am still waiting to hear back from them... I have a friend that can inspect it (thats his job) but needs the utilities to be on to check everything out. I can handle new floors .. hell every house I have looked has needed new floors. Even when I was married and looking a BIG MONEY houses.. you would find a gorgeous house on many acres ... 5 bedrooms.. and PINK and BLUE carpet through out every inch.... and ugly wallpaper. it just shocks me that people with money could be so tacky and no style.

    Well as i finished that sentence the agent called me.. Said an investor is looking at it tomorrow ... so I am meeting her in 2 hours to put ernest money down and a contract on it... with the stipulation that it passes inspection.

    Normally I would think this is BULL to hurry me up, but its such a great deal, that I believe it. I really feel like going there and pouring water in the floor to scare people away. Someone could be looking at it now and writing a contract as I type. UGGG I am so nervous.

    I like the lot but wonder if it is in a flood plane. The floor do suck but that is easily fixed. I'd pull the sheetrock if I suspected trouble like mold and redo the walls floors the whole 9 yards and I think even with that investment you would come out ahead. The lot is built back perfect so your dogs are not constantly harassed by passers by.

    Looks like a good deal at face value at least. Wish there were more pictures.

    Oh and the downside for me is that its a two story. I generally dislike two story homes but thats me some people like them.

    I would guess there are some drainage issues. Wish you could talk to the neighbors... wonder if french drains or a sump pump have ever been put in? The "As Is, No Disclosure" makes me think it's a foreclosure. I thought that individuals are required to disclose problems, but banks are not. Not really a big deal since you are writing a contingency about the inspection.

    The only thing that concerns me is that the house looks like it's built on concrete slab, so your plumbing is either in the attic or below the slab. If you have a leak, it will be an expensive fix. I know a guy who built his on slab and loves it. They just make me a little nervous, but what doesn't?

    I dont mind 2 stories... The walls look perfect except for one part...and that is not water damage.. except for the garage... but no one will ever see my garage- it will packed with junk.

    For my area this is an awesome deal. On the county website the value is 103k .

    My appraiser friend just went to it with me, it was dark but he did some good looking around... and he did not think the house has water damage... just the garage. he took a crow bar and went to a corner and pulled up a chunk of board... said it is the cheapest flooring made, particle board with a wood sticker on top...and it was laid shity at that. said the particle board gets slightly wet and swells causing the sticker to peel. Told me his sister laid the same shit a while back and it did the same thing after 3 years, just from regular mopping. So just waiting to find out when the power/water/gas gets turned on to check it out fully.

    If it is a floor plane, just get flood insurance... my bro in law also mentioned.. getting a couple dump truck loads of dirt and creating a slight hill so if we do have flood rain, all the water running down the hill of the street wont make it to the house. See that drain to the right of my driveway is there because my house is like the end of a street... you know what I mean.

    This is the plan... close on on the house, redo floors, light fixtures, paint... replace air conditioner -If needed. Move in...before school starts back, work on the yard. Might get teased by people for not getting a big fancy house and a new car every 2 years...( living beyond my means like they do) ... but hell, I will be a 31 year old single mom of 2 brats...yet have my house and car paid for, and not dime of debt. .. my only monthly costs will be utilities, insurance, food, gas and little crap... and yearly taxes (under 1000 I am sure)
    Hell I will save money big time on gas.. I am 2 miles from Walmart/ mall/ interstate... at the moment I am 14 miles from that... do an average of 2 trips a day to town... (60 miles a day)... oh and NO fucking coyotes. And my kid will be in a new school... this is good because they hate at his current school.

    Bro in law is a plumber.. so Im good with plumbing costs... oh I forgot, the inspector guy said the water heater is old as shit. but those are not much, and my bro in law will put it in.

    Yeah, my house didn't even have a hot water tank. I had to get one. I didn't notice it until I after I bought it.

    I noticed that they put "Pergo" flooring in the listing. Real estate agents are retarded. They call all laminate flooring Pergo and Pergo is just a brand. It was probably that Big Lots junk flooring and if they didn't put a good moisture barrier in between the floor and the laminate, it will buckle like that.

    So... cool deal so far! Glad he looked at it. I'm excited. :)

    there is real pergo in the little hall that goes from the kitchen to the laundry room and garage, maybe in the laundry room as well I forgot. ... I am like WHY put it on a spot that NO ONE visiting will see.

    The carpet on the stairs and upstairs bedrooms and hall looks kinda new. and a decent color. I am glad, I actually like carpet in bedrooms... I dont understand why people dont. I lived in an apartment one time that was all hard woods., you wake up to cold floors. I hated that... plus all the damn sweeping and dust bunnies under the bed.. When I moved out - evidently I never swept under my bed... and it looked like I swept all my floor's dust/hair/trash/dust bunnies under the bed for a year, guess it all ran there for safety... it was so gross I was actually embarrassed when my friend helping move lifted it up... It was like 3 dust pans full.

    I'm the opposite. I hate carpet and I don't care for ceramic. I like wood and vinyl. It's easy to clean and I like the cold floors... but I always wear slippers so I don't feel it. I have no carpet. I had carpet in my bedroom and just kept thinking of someone's semen and skin flakes being down in it and... blaugh, removed it and the hardwood under was in decent shape. And something about carpet like if it gets damp ever and later on when it's dry, you rub your hand on it and smell your hand, it smells almost like vinegar to me and that makes me want to puke.

    I do have an area rug in the living room and one in a bedroom if that counts as carpet.

    I only like carpet in bedrooms and stairs. I HATE hardwood stairs.. I think about slipping down them. Like if my kid takes a Sprite to his bedroom, spills it - you know he would not clean it up- even if he did he would do a good job. Then I come running down stairs, slip, break my neck...

    Good plan and I love the lot you could do so much with that lot. Screw your friends if they thumb their nose at that house there is not a damn thing wrong with getting a great deal on a place. The two story part is just my own personal preference. You should be able to make that into a really nice place to call home.

    I think I'd put in a nice big carport. Of course I say the same about my own place just never seem to get to it.

    yeah I was wondering about adding some driveway... like to the left... cause the driveway long and skinny with a tiny tiny little piece for you to back up and turn around... in other words...     like right passed the telephone pole make fan out so 2 cars can be beside each other...

    Whats to the right of your garage? You could make parking there, even do a carport like Joe suggested.

    My van will fit anywhere honey. I can stay in the back with the dogs.

    That is kinda what I had in mind a three wide car port going in front of the existing garage and off to the side of the house and an area in front of that about 20' would provide ample room to turn around. And of course if you drove off the drive whenever you had to it would not hurt really.

    Looks like mid morning sun and the house is facing S/SW. But it could be 180 from that.

    What direction does it face? This tells me how it can be landscaped and which room will be the hottest.

    Yea, when lomo gets there and parks behind you, then you cant leave. :)

    House looks like a steal. Did your inspection guy check the foundation? The only problems I have seen with foundations of slab houses in the south are from drought conditions. We had that pretty good one back in the 90s and something about the moisture being gone from the ground that causes it to sift and settle more.

    The little house I bought (crawl space) we had a structural engineer come out and check. There was some 'waves' in the hardwoods. Apparently they replaced the footings that had settled but never did the work to level the floor in the dining room/living room properly. We ended up taking 2x10s and running them doubled-up the length of the floor and leveled it that way. Pretty neat.

    Then we sanded and re-urethaned the floors. Fun!
