We got the house!

    I been so busy with my truck and all the other crap. But we found out we got the house today we close on the 31st of this month. the Mortgage with insurance is going to be around 521 a month.

    We got a 3 bedroom for 65K with lake view. I will have pics when I can get around to it.

    3 bedroom for 65k with a nice view. Sounds like a sweet deal. Is this the one with the nice deck? I seeing roof, plumbing, a/c, windows, bugs or something for you to feal with cause there is always a catch. But sounds like a deal anyway you look at it regardless. Your payment less than a rental way to go Grim.

    You never know. I don't think the housing market is super high where Grim is.

    When I bought my house, I didn't pay attention to stupid stuff like the people that lived there before me took the hot water tank and I had to buy a new one and the outlets weren't grounded. The house is grounded, but I still have those 2 prongers in some of the rooms. But, I think I got a good deal. It was really clean and not beat up like some foreclosures are (disgruntled dicks).

    We paid 51,500 for our 3bd 1.5ba, 1/2 acre lot about 1.5 miles from the gates of Augusta National. It was a rental for 10 years, so we had to do a lot of work, but new that going in. Replaced all the '2-prongers', redid every room in the house, and even redid the hardwoods. Now if I can just get the jungle, uh I mean backyard, under control we can sell it in May *our 2 years will be up in May - yay no capital gains taxes.

    Septic sucks. I just got hooked up to the sewer last spring.

    Just got our solid fixed final payment. 477 a month with insurance.

    If you live in a house for two years, and you sell it, you dont have to pay gains taxes on the money you profit. If you sell it in less than a year, you have to pay 'short-term' capital gains, which is around half of what you profit, if you go over a year, but less than two, you have to pay long-term capital gains, around 30 percent. If you keep it as your primary residence for 2 years, you dont pay.

    My house, unfinished, has already been appraised at over twice the purchase price. I dont want to split that with Uncles Sam....

    Wow, that's a bargain! Sweet deal, congratulations. :) My sister is house-shopping right now, and she just put an offer in on a cute little 2-bedroom for 260, needs some work but is mostly in good shape... I can't wait to see if she gets it! If she does the first thing she's going to do is put a bigger back porch on and finish the basement.

    Nice. I like having a house payment lower than my car payments (390 including tax and Insurance).

    Is that including Private Mortgage Insurance? That runs me an extra 30 bucks a month or so.

    That's a good deal. I like having an escrow account. I don't have to worry about taxes and insurance each year.
